Looking for real estate in China, especially Qingdao, can be a daunting task. Here are a few things to consider when deciding where to live. Before you get started you should ask your self some of these questions: How far are you willing to travel to work from your home? Do you have any decent supermarkets, department stores, hospitals, financial institutions, or local farmers markets near your home? Is a major road or bus stop located near by?
Now that you have decided on a location it’s time to consider some basics. Winters in Qingdao do get windy and cold. You should find a place that has city provided or gas radiator heating. City heating usually costs about 30.4 RMB per square meter of living area. This price is for the whole winter, which lasts about 120 days. Gas heating is also very popular and usually more efficient; this type of heating, which is also through radiators, can be controlled easily. Make sure there is a radiator in every room that is centrally located. A.C. heating just does not do the job and is far too expensive in the long run. You should try to get an apartment that has windows on both the north and south sides. This will ensure an ample breeze through your apartment when you need some fresh air.
The summers in Qingdao are quite comfortable, however, for about two-three weeks near the end of August the humidity can get quite high. Again, if you find an apartment that has windows on both the north and south sides you will be able to enjoy a comfortable evening breeze. This breeze accompanied with a fan can keep you cool enough for those few weeks. However, if you can’t stand the heat you should look for an apartment that has central heating/cooling or at least a small A.C. in your bed room.
Qingdao recently switched to natural gas that is piped into most apartments. This gas is used for cooking and/or heating water for showers and central heating. In general, the hot water in your apartment comes from a small electric water heater located in the bathroom, or from a small gas boiler that is located in the kitchen. Villas on the other hand are fully loaded with all the comforts that money can buy. Bathrooms are generally not as luxurious as the ones we have in the west. Again, if you’re willing to pay the money you can have all the luxuries of home.
Lease TermThe typical lease is a one year contract. If you want to sign a longer contract, you may be able to negotiate reduced rent with the landlord, as most landlords prefer long term contracts.
Security DepositSecurity deposits are usually one month's rent but sometimes can be more or less depending on the quality of the furnishings. This deposit also takes into account any damage done to the fixtures as well as any miscellaneous unpaid utility bills and should be paid before you actually move into the property. The deposit will be held by the landlord until you move out or at the time of the lease expiration.
Lease AgreementAfter the terms have been verbally negotiated, a written contract will be prepared. Once you pay the agreed deposit, the property will be taken off the market. Therefore after the decision is made and the terms have been agreed to, it is important to pay the deposit as soon as possible. Be sure to check the landlord's ownership documentation before you sign the lease contract and/or forfeit any monetary sum. Register the lease agreement at the Qingdao Real Estate Bureau. The lease terms will be written in English and Chinese, and the Chinese version is considered the official version under Chinese law.
Renovations, Repair, Fixtures, and FurnitureUsually the landlord will make all necessary renovations, including repainting the walls, refinishing the floors, and inspecting electrical circuits and plumbing fixtures before you take over the apartment.
Electrical appliancesIf the landlord provides television sets, air-conditioners, water heaters, a washing machine, and standard kitchen appliances (refrigerator, gas range, conventional oven and/or microwave oven), it's important that you to check the condition of each these appliances and make notes on a check list.
Telephone serviceMost residences provide only one telephone line. A second one is usually available upon request, but it may take about 15 days for the line to be installed and connected.
Moving to Your New HomeBefore moving to your new home, make sure to bring a copy of your passport to register at the management office and/or local PSB. Your home will be handed over to you on the lease start date. Be sure to schedule a general inspection with the landlord on the moving-in date, and sign the property check list, which includes the utility meter readings.
Winter Heating:
City run public radiator heating runs 30.4 RMB per square meter of apartment space. And it will last right through the cold season, from mid November until the beginning April. This can be paid at the Qingdao heating office on 262 NanJing Lu.
Paying Utility Bills:Although most landlords will pay the utility bills for you and then tell you how much the charge is, inevitably you are responsible for your own bills! Usually there will be an electricity statement put in or stuck on your mail box. If you don't have a mailbox it is usually stuck on the wall near the entrance of your building. This bill can be paid at the bank using your local bank card and your utility account #.
The gas & water bills are paid by using a utility card of which money is credited to via your local China Construction Bank. The gas and water bill collectors periodically come by and run your utility card in there hand held card reader.

Household insurance
Landlord's insurance will generally only cover common areas and the property itself. Usually landlords are not forced to buy insurance for furniture and/or appliances, so you are responsible for any damage. If you choose, you can insure your own belongings. Rental insurance is available from several companies in Qingdao.
Real Estate Agent Fees:
Most real estate agencies charge one month’s rent as commission here in Qingdao, some charge 10%. Fees for villas, duplexes, and short term Serviced apartment leases are negotiable and vary depending upon annual lease amount.
